Paint Over Wallpaper or Strip It?
What Works on Malaysian Walls (2026)

Tired of old wallpaper? When you can paint straight over it, when you must strip it, and what each costs.

Strip it in most cases. Painting over wallpaper only works when the paper is non-vinyl, firmly stuck everywhere with tight seams, and sealed first with a suitable primer; even then the seams and texture may show, and the paper becomes much harder to remove later. In Malaysia's humidity, loose seams, vinyl paper and any hint of damp are reasons to remove it. The question most owners ask

Wallpaper went up in many Klang Valley homes as a feature wall or a full room. Years later the pattern is dated, a seam has lifted, or a new owner simply wants plain paint. Stripping looks messy and slow, so the obvious question is whether paint can just go over the top.

Sometimes it can. Often it should not. The answer depends on the type of paper, how well it is stuck, the condition of the wall behind it and how long you want the result to last.

When painting over can work

  • The paper is a plain paper or non-woven type, not vinyl or PVC-coated.
  • Every part is firmly stuck: no bubbles, no lifting at seams, corners or around switches.
  • The wall behind is dry, with no mould spots, stains or musty smell.
  • The paper has a fine or no texture, so the surface will look like a painted wall.
  • You accept that this is a shorter-term finish, for example before selling or in a room you will renovate later.

If all of that is true, the paper is sealed with a primer suitable for painting over wallpaper, which stops the water in the paint from soaking in and softening the paste, then painted in two coats.

When painting over will fail

Vinyl and PVC-coated papers are the usual problem. They are made to be wiped and to shed water, so paint sits on a plastic surface and peels. Loose seams are the second: the moisture in fresh paint softens the old paste, and the edges curl or bubble while the paint is still wet.

Check for damp and mould first

Wallpaper hides what is happening on the wall. Before choosing either route, look for brown stains, dark spots or bubbling, especially near bathrooms, windows and outside walls, and peel back a small corner to see the paste and the plaster. Black spots behind the paper mean mould and moisture, and the paper has to come off so the cause can be fixed. How wallpaper is stripped properly

  1. Score the paper lightly so water can get behind it, without cutting into the plaster.
  2. Soak with warm water and a wallpaper stripper solution, or steam thick and vinyl papers.
  3. Peel off the paper in sections, and scrape off the remaining paste.
  4. Wash the wall to remove paste residue, which otherwise causes the paint to crack or peel.
  5. Let the wall dry completely, then fill cracks and repair gouges.
  6. Apply a sealer or primer, then two coats of paint.

What the wall needs after stripping

Removing wallpaper often reveals a rougher wall than expected: torn plaster paper, old filler, or a wall that was never skimmed because the paper hid it. Small damage is filled and sanded. A wall that is rough all over may need a skim coat before painting for a smooth finish. Older houses sometimes have hollow plaster under the paper; tap the wall before painting.

Plan the room in the right order. Take off switch plates and socket covers before stripping, with the power off, so the paper can be removed cleanly behind them. Strip and repair every wall first, then prime and paint them together, so the colour and sheen match across the room. If you want a new feature wall, the stripped and skimmed wall is also the right base for fresh wallpaper.

The spread comes from the paper type, how many layers there are, the state of the wall underneath and whether a skim coat is needed. A feature wall is a small job; a whole room of vinyl paper is a bigger one.

DIY or a contractor?

Stripping a single feature wall of strippable paper is a reasonable weekend job with a scorer, a sprayer and a scraper. Vinyl papers, several layers, high walls and stairwells, and walls that turn out to be damaged are easier with a contractor, who can strip, skim and paint in one sequence. Keep water away from sockets and switches, and switch off the circuit before soaking around them.
