Protecting a Landed Home from Flash Floods (2026)

Street floods every heavy storm? Here is what each type of flood barrier can and cannot do, why water still comes up through the drains, and how to plan the whole defence.

Flood barriers keep shallow floodwater out of a house for the hours an overwhelmed drain takes to clear. The main types are removable boards that slot into channels fixed at each door, permanent flood gates and sealed flood doors, and temporary barriers such as sandbags or water-filled tubes. A barrier only works as part of a plan: water also comes up through floor traps and drains, so non-return valves, sealed gaps and often a sump pump are needed too. None of it stops a river flood. Know your flood before you buy anything

Every flood defence starts with one question: how does water reach your house, and how deep does it get? A flash flood that fills the road for an hour after a cloudburst is a very different problem from a river that rises for days. Ask the neighbours how high the water came, look for tide marks on walls, and note which way it flowed in.

Barriers are designed for the common case in the Klang Valley: short, shallow flooding when municipal drains are overwhelmed. They buy time and keep dirty water off floors. They are not designed to hold back deep, long-lasting floods, and trying to can damage the house.

Removable boards and flood gates

Removable systems are the most common choice for landed homes because they leave the doorway clear the rest of the year. Metal channels are fixed to the wall or frame each side of the opening, and when rain is forecast the boards drop into them, with seals between the boards and at the floor. They work only if someone is home to put them in before the water arrives, and if the boards are stored somewhere they can be found quickly.

For wide openings such as a driveway gate, a hinged or lifting barrier that stays in place is easier to use. Either way, the fixing matters as much as the barrier: channels must be fixed into sound masonry, and the ground under the barrier must be level and solid so the bottom seal can close.

Flood doors

A flood door looks like an ordinary door but has seals and a frame designed to resist water pushing against its outside face. It suits back and side doors that are the first point of entry. Like any flood product it depends on the wall around it: a sealed door in a porous wall still lets water through the wall. Doors used as escape routes must still open easily from inside, so do not block an exit permanently.

Water that comes up through drains

A barrier at the door does nothing if the water comes in through the floor. When the street drain is overwhelmed, water can push back up through ground-floor traps, the washing machine drain and the toilet. They need occasional cleaning, because debris can jam them open.

Walls, gaps and slow seepage

Brick walls, mortar joints and the gap under the floor slab are not watertight. During a flood that lasts, water seeps through them even with every door sealed. Keeping water out longer means sealing pipe and cable entries through outside walls, closing airbricks and vents at low level with covers that can be fitted in an emergency, and waterproofing low walls where the risk justifies it. This is also why a barrier that is too high can be dangerous: holding back deep water puts pressure on walls that were never designed for it.

Sump pumps and getting water out

Some water will get in, and a sump pit with a pump at the lowest point takes it out again. For storm water a trash-rated pump handles the sand and leaves that come with it, and a high-water alarm tells you when it is working. Power often fails in the same storm, so a backup plan matters. Putting a flood plan together

  1. Find out how and where water enters, and how deep it has come before.
  2. Protect the openings: boards or gates at doors and the gate, raised thresholds where access allows.
  3. Stop back-flow: non-return valves on ground-floor drainage.
  4. Seal the gaps: pipe entries, airbricks and low vents.
  5. Plan to pump out: a sump pit, a trash-rated pump, an alarm and a power backup.
  6. Protect what matters: lift appliances off the floor, keep valuables upstairs, and check your insurance for flood cover.

Gates, walls and council approval

Barriers fixed inside door openings are usually simple. Raising a boundary wall, building a hump at the gate or changing levels near the road can affect the neighbours’ drainage and the public drain, and may need council approval. In a gated or strata development, check with the management before changing anything at the gate or perimeter. Never block a monsoon drain or divert water onto a neighbour.

Do flood barriers work for Malaysian houses?
