A straight line down your board wall, or cracks above the door? What the pattern tells you and how to fix it so it stays fixed.

Straight cracks along the board joints of a gypsum partition are usually a jointing problem: the joints were filled with compound but never taped, or the compound went on too thick. Cracks at the corners of a door, a board that moves when pressed, or a line where the partition meets brick or the slab point to movement in the frame or at the junction instead. The fix is to cut out and re-tape the joint, re-fix loose boards, or bridge the junction with a flexible filler or mesh, not to smear filler over the crack. On ClickBina's guides the published joint crack repair rate for plaster ceiling boards, the nearest reference, is RM150 – RM400 per area (indicative 2026, Klang Valley).
A gypsum partition, often called drywall or a board wall, is a light metal stud frame with gypsum boards screwed to both sides. The seams between boards are covered with joint tape and layers of joint compound, the screw heads are filled, and the whole face is skimmed and painted so it reads as one wall.
Every one of those layers can crack if it is done badly or if the frame moves. Because the cracks show where the weakness is, reading the pattern tells you which layer failed. ClickBina's demountable partition vs drywall guide compares board walls with demountable systems for offices.
| Crack pattern | Likely cause | How serious |
|---|---|---|
| Long straight line at a regular spacing, top to bottom | Board joint not taped, or tape failing | Cosmetic, but returns until re-taped |
| Fine web of hairline cracks | Skim or compound too thick, or dried too fast | Cosmetic |
| Diagonal crack from the corner of a door | Movement at the door opening | Needs the frame checked |
| Line where the partition meets brick, a column or the slab | Two materials moving differently | Usually cosmetic; needs a flexible joint |
| Crack with one side standing proud, or a board that flexes | Loose screws or a weak frame | Re-fix before patching |
| Bubbling, soft or stained board near the floor | Water from a leak or wet floor | Fix the water first |
Seams between gypsum boards should be bedded with paper or fibreglass tape in joint compound, then built up in several thin, widening coats. A rushed job skips the tape and pushes compound straight into the gap. It looks perfect on the first day and later opens as a neat straight line exactly over the joint.
The same fault is common in ceilings; ClickBina's guide to cracks between brick walls and columns notes that cracks in board ceilings are almost always a skim coat or tape problem. Ceiling cracks are a separate job; this page covers partition walls only.
If the board itself moves, no amount of tape will hold the joint. Press the wall on both sides of the crack: if one side gives, or you hear a hollow click, the board has come away from the stud or the screws have pulled through.
A door opening is the weakest point of a board wall. Each time a door is slammed, the frame and the boards around it are shaken, and cracks tend to start at the top corners of the opening and run diagonally. A door fixed into a flimsy opening, or a heavy solid door on a light frame, makes this worse.
Patching these cracks without stiffening the opening rarely lasts. The opening may need extra studs or a firmer door frame fixing, and a soft door stop or closer helps stop the slamming.
A gypsum partition meets other materials at its ends and top: a brick wall, a concrete column, the slab or beam above. They move at different rates with heat and load. If a hard skim is run straight across the junction, it cracks along that line.
The lasting fix is to treat the junction as a joint: cut it open and close it with a flexible paintable filler, or bridge it with mesh before re-skimming. ClickBina's crack guide explains why mesh at a joint between two materials matters, and its guide to cracks in a new house helps separate this normal movement from cracks that need an engineer.
| Cause | Repair |
|---|---|
| Untaped or failed joint | Cut out the joint to the board, bed new tape in compound, build up thin coats, skim and repaint |
| Hairline web in the skim | Light skim over the area and repaint |
| Loose board | Re-screw into the studs, add screws, then re-tape and skim |
| Door-corner cracks | Stiffen the opening, then re-tape the corners |
| Junction crack | Open the line and close it with flexible filler, or mesh and re-skim |
| Wet or crumbling board | Fix the leak, cut out the damaged section and re-board |
Filling the crack with putty and painting over it hides it for a few weeks at most. If the cause was movement, the line comes back.
