Not a shopping list — the plan. How a whole-home system is actually put together in a Klang Valley house or condo, what the Malaysian wiring reality does to your options, and the order to do it in so nothing has to be undone.

A whole-home smart setup is four decisions, made in this order: the network (everything else runs on it, and a weak one makes good devices look faulty), the protocol backbone — Wi-Fi, Zigbee, Thread and the Matter standard that lets them talk — the control layer (one app and one hub, not eight), and the electrical work, which in Malaysia is dominated by one awkward fact: most local switch boxes have no neutral wire. Get those right and adding devices later is trivial. Get them wrong and you own an expensive collection of things that each need their own app and stop working when the internet does.

What a whole-home smart setup actually means

There is a real difference between a house with smart devices in it and a smart home. The first is what most people end up with: a video doorbell on one app, a robot vacuum on another, three brands of plug, a lock the cleaner cannot open and an air conditioner that only responds to the remote you have lost. Each thing works. Nothing works together.

A whole-home setup means devices from different makers sit on one control layer, so that a single action can do several things at once and so that you can hand the system to your family without a training session. The useful test is not “can I control this from my phone” — a remote already did that — it is “does this happen without anyone touching a phone at all”. Lights that come on at dusk and off at bedtime. The aircon that will not run in an empty room. A gate, a doorbell and a camera that are one event rather than three notifications.

The second test is what happens when the internet drops. In a well-planned system, local devices keep working and only remote access is lost. In a badly planned one, the lights stop responding because a cloud server on the other side of the world is unreachable. That distinction is decided by the protocol choice below, and it is the single most important technical decision on this page.

The network is the foundation everyone skips

Nearly every “this smart device is unreliable” complaint we hear is a network problem wearing a device costume. A single router from the fibre provider, parked in the corner of the living room where the fibre happened to terminate, is what most Malaysian homes have — and it is being asked to cover a three-storey terrace with brick-and-plaster internal walls, or a condo with a reinforced concrete core.

What matters before you buy a single smart device:

  • Coverage everywhere devices will live — including the yard, the gate, the car porch and the roof space, which are exactly the places cameras, gates and sensors go and exactly where signal is weakest.
  • Capacity, not just signal. A house full of smart devices means dozens of small always-connected clients. Cheap routers cope badly with device count long before they run out of bandwidth.
  • Wired backhaul where you can get it. If walls are open during a renovation, running network cable to two or three points is inexpensive at that moment and impossible afterwards without chasing.
  • A sensible frequency split. Many smart devices only join the slower, longer-range band, which trips people up on routers that present a single merged network.
  • Uninterruptible power for the router and hub if you want anything to survive the short outages that are routine in the Klang Valley lightning season.

Mesh and multi-point Wi-Fi coverage is a topic in its own right and we will cover it separately — for this guide, the rule is simply: fix the network first, then buy devices. Doing it the other way round is how people conclude that smart homes do not work.

Wi-Fi, Zigbee, Thread and Matter

Smart devices talk over different radio protocols, and mixing them is fine — provided something in your house translates between them. That something is the hub. Here is the honest comparison for a Malaysian home:

The practical recommendation for most Klang Valley homes: use a local mesh protocol (Zigbee or Thread) for the things that must always work — lighting, switches, sensors — and Wi-Fi for the things that genuinely need bandwidth, principally cameras. Then choose a hub that speaks both, and prefer devices that keep functioning locally if the cloud disappears. Ecosystem lock-in is a real cost: the question to ask before buying is not “does it work with my phone” but “what happens to this device if the maker shuts the app down in three years?”

The Malaysian wiring reality: no-neutral switch boxes

This is where imported advice stops applying. Most smart wall switches need a permanent live and a neutral at the switch box, because the switch itself is always powered even when the light is off. In a very large share of Malaysian homes — particularly anything wired before the last decade — only the switched live loops down to the switch box; the neutral stays up at the ceiling rose.

That single fact drives most of the decisions in a retrofit:

  • Check before you buy. Have the boxes opened and inspected by a competent electrician. Do not assume, and do not let a supplier assume for you — a house can have neutrals in some boxes and not others.
  • No-neutral smart switches exist and are the usual answer, with their own caveats around minimum load and compatibility with certain lamps. This is a subject of its own and we will cover the retrofit separately.
  • Working at the light fitting instead — a smart module in the ceiling, or smart bulbs, keeping dumb switches — sidesteps the problem entirely, at the cost of the wall switch needing to stay on.
  • Box depth is the other constraint. Malaysian back boxes are often shallow, and a smart module plus existing conductors may simply not fit.

All fixed electrical work must be done by a wireman registered with the Energy Commission (Suruhanjaya Tenaga) — the same requirement that applies to any circuit work in a Malaysian home, and the same standard we set for an EV charger installation →. “It’s only a switch” is not an exemption. The five layers of a home system

Thinking in layers rather than gadgets keeps a project coherent, and lets you stop at any layer without the previous ones being wasted.

During a renovation vs retrofitting later

Roughly nine-tenths of a smart home can be retrofitted at any time. The remaining tenth is almost impossible to add afterwards without chasing walls, and it is the tenth that determines how good the system eventually gets.

Do these while the walls are open — they are cheap now and expensive forever after:

  • Neutral conductors to every switch position.
  • Network cable to two or three fixed points, plus the gate, the front door and wherever cameras will go.
  • Power at the ceiling for future motorised curtains or blinds, and at the curtain pelmet.
  • A conduit or draw string on any route you might later need, particularly to the gate and up to the roof space.
  • A sensible location for the hub and network gear — ventilated, powered, not inside a sealed cabinet, and not in the store room where the router bakes.
  • Deeper back boxes at the switch positions you know you will make smart.

Leave these for later, deliberately: the devices themselves. Hardware ages fast and prices fall; the infrastructure does not. Fitting last year’s switches during a renovation because they were in the package is a common and avoidable waste. Plan the cabling, buy the devices when you are ready to use them.

Condos, JMB approval and what you cannot change

Condo owners have a smaller sandbox than they expect, and finding out mid-installation is expensive.

  • Anything outside your unit’s boundary is common property. The corridor, the lift lobby, the external facade and the riser are not yours. A camera pointed down a shared corridor is a management issue and often a flat refusal.
  • The main door is frequently a fire door, and drilling one to fit a lock or a viewer can breach its certification. Ask management before touching it — see our security door guide →.
  • Existing intercom and access systems are the building’s. A smart doorbell that duplicates or interferes with the building intercom usually needs management’s agreement.
  • Renovation approval and deposits apply to anything involving drilling, chasing or the electrical installation. Submit it with the rest of the works — see renovation permits → and the permitted working hours →.
  • Landed homes have their own constraint: the gate, the fence line and anything visible from the street may fall under a gated scheme’s rules even on titled land.

Cameras, cloud accounts and household privacy

A smart home collects data about the people who live in it — when they come and go, which rooms they use, what the cameras see. Most of that is uncontroversial in your own home; some of it is not, and a little thought at setup avoids a lot of awkwardness later.

  • Point cameras at your property. A camera covering a neighbour’s door, window or garden, or a shared corridor, is a dispute and potentially a complaint. Adjust the field of view, use privacy masking, and discuss it with neighbours before installation rather than after.
  • Tell people who live and work in the house — family members, a helper, a tenant — where cameras are and where they are not. Cameras in private areas are not acceptable, and a hidden camera in a household is a serious matter, not a security measure.
  • Where does the footage go? Cloud storage means recordings sit on someone else’s servers, possibly outside Malaysia, under an account that can be compromised. Local recording keeps footage in the building. Many systems do both; decide deliberately.
  • Secure the accounts. Change every default password, enable two-factor authentication on the hub and camera accounts, and keep device firmware updated. An internet-facing camera with a default password is a genuinely serious exposure.
  • Plan for handover. When you sell or hand a rental back, factory-reset every device and remove it from your accounts. A departing tenant or owner still holding app access to the locks and cameras is a real problem, and it is worth a line in the handover checklist →.

A staged rollout that does not strand you

The most common failure mode is buying a large bundle at once, from one supplier, in a single ecosystem, before anyone knows how the household actually behaves. Stage it instead. Each stage should be useful on its own and should not need undoing to reach the next.

Two things worth doing at stage 2 rather than stage 6: set up the household accounts properly so more than one person can control the house, and keep a written record of what is installed where, which app it lives in and what its account is. A system only one person can operate is a liability, and an undocumented one is unmaintainable the day that person is unavailable.

What the quotation must itemise

Smart home quotations are unusually easy to hide things in, because the buyer often does not know what should be on the list. Require all of the following:

  • A device schedule — every item by make, model and location, not “smart lighting package”.
  • The protocol and hub each device uses, and confirmation of which devices continue to work with no internet connection.
  • The electrical scope, separately: which switch boxes are being worked on, whether neutrals exist or are being pulled, whether back boxes are being replaced, and the name and registration of the Energy Commission-registered wireman doing the fixed wiring.
  • Network work, separately again: what cable is being run and where, what is being reused, what is being replaced.
  • Making good — chasing, plastering and painting after any wall work. Routinely omitted, always needed.
  • Commissioning and handover: accounts set up in your name (not the installer’s), a written device list, and a walkthrough with whoever else lives in the house.
  • Support terms: what happens when a device fails at month seven, who owns the warranty claim, and whether reconfiguring an automation later is chargeable.
  • Ecosystem exit: confirmation that devices are not locked to the installer’s own account or a proprietary app you cannot administer yourself.

Where do I start with a smart home in Malaysia?
With the network, not with devices.
