There is a real difference between a house with smart devices in it and a smart home. The first is what most people end up with: a video doorbell on one app, a robot vacuum on another, three brands of plug, a lock the cleaner cannot open and an air conditioner that only responds to the remote you have lost. Each thing works. Nothing works together.
A whole-home setup means devices from different makers sit on one control layer, so that a single action can do several things at once and so that you can hand the system to your family without a training session. The useful test is not “can I control this from my phone” — a remote already did that — it is “does this happen without anyone touching a phone at all”. Lights that come on at dusk and off at bedtime. The aircon that will not run in an empty room. A gate, a doorbell and a camera that are one event rather than three notifications.
The second test is what happens when the internet drops. In a well-planned system, local devices keep working and only remote access is lost. In a badly planned one, the lights stop responding because a cloud server on the other side of the world is unreachable. That distinction is decided by the protocol choice below, and it is the single most important technical decision on this page.
Nearly every “this smart device is unreliable” complaint we hear is a network problem wearing a device costume. A single router from the fibre provider, parked in the corner of the living room where the fibre happened to terminate, is what most Malaysian homes have — and it is being asked to cover a three-storey terrace with brick-and-plaster internal walls, or a condo with a reinforced concrete core.
What matters before you buy a single smart device:
Mesh and multi-point Wi-Fi coverage is a topic in its own right and we will cover it separately — for this guide, the rule is simply: fix the network first, then buy devices. Doing it the other way round is how people conclude that smart homes do not work.
Smart devices talk over different radio protocols, and mixing them is fine — provided something in your house translates between them. That something is the hub. Here is the honest comparison for a Malaysian home:

💬 Get Your Instant QuoteThe practical recommendation for most Klang Valley homes: use a local mesh protocol (Zigbee or Thread) for the things that must always work — lighting, switches, sensors — and Wi-Fi for the things that genuinely need bandwidth, principally cameras. Then choose a hub that speaks both, and prefer devices that keep functioning locally if the cloud disappears. Ecosystem lock-in is a real cost: the question to ask before buying is not “does it work with my phone” but “what happens to this device if the maker shuts the app down in three years?”
This is where imported advice stops applying. Most smart wall switches need a permanent live and a neutral at the switch box, because the switch itself is always powered even when the light is off. In a very large share of Malaysian homes — particularly anything wired before the last decade — only the switched live loops down to the switch box; the neutral stays up at the ceiling rose.
That single fact drives most of the decisions in a retrofit:
All fixed electrical work must be done by a wireman registered with the Energy Commission (Suruhanjaya Tenaga) — the same requirement that applies to any circuit work in a Malaysian home, and the same standard we set for an EV charger installation →. “It’s only a switch” is not an exemption. If the existing installation is old, an electrical wiring safety inspection → is a sensible first spend before adding anything to it.
Thinking in layers rather than gadgets keeps a project coherent, and lets you stop at any layer without the previous ones being wasted.

Roughly nine-tenths of a smart home can be retrofitted at any time. The remaining tenth is almost impossible to add afterwards without chasing walls, and it is the tenth that determines how good the system eventually gets.

Leave these for later, deliberately: the devices themselves. Hardware ages fast and prices fall; the infrastructure does not. Fitting last year’s switches during a renovation because they were in the package is a common and avoidable waste. Plan the cabling, buy the devices when you are ready to use them.

Condo owners have a smaller sandbox than they expect, and finding out mid-installation is expensive.
A smart home collects data about the people who live in it — when they come and go, which rooms they use, what the cameras see. Most of that is uncontroversial in your own home; some of it is not, and a little thought at setup avoids a lot of awkwardness later.

The most common failure mode is buying a large bundle at once, from one supplier, in a single ecosystem, before anyone knows how the household actually behaves. Stage it instead. Each stage should be useful on its own and should not need undoing to reach the next.

Two things worth doing at stage 2 rather than stage 6: set up the household accounts properly so more than one person can control the house, and keep a written record of what is installed where, which app it lives in and what its account is. A system only one person can operate is a liability, and an undocumented one is unmaintainable the day that person is unavailable.
