Cost, Glass Types & First Steps (2026)

What to do in the first hour, why the pane broke, which glass to replace it with, and what the job costs.

Make the opening safe first: keep people away, put on thick gloves, tape a cracked pane or lift out loose pieces out one at a time starting from the top, and cover the gap with board or thick plastic. Then have the pane measured and replaced with the same thickness, or with safety glass where people can walk into it. If the frame is sound, only the glass needs replacing. First: make it safe

  1. Clear the area. Keep children and pets out of the room and off the floor below the window, inside and outside.
  2. Protect your hands and feet. Thick gloves, closed shoes and long sleeves. Ordinary float glass breaks into long, sharp shards.
  3. If the pane is cracked but still in place, run strong tape across both faces in a cross pattern so it cannot fall out in a gust.
  4. If pieces are loose, lift them out one at a time, starting from the top, so pieces above cannot drop onto your hands, and wrap them in newspaper or cardboard before binning.
  5. Cover the opening with plywood, a corrugated plastic sheet or thick plastic taped to the frame, to keep out rain and insects.
  6. Record the damage before clearing up if you plan to claim on household insurance or from whoever broke it.
⚠️ On an upper floor or a condo facade, do not lean out to clear glass from the outside. Loose glass falling from height is a serious danger to people below; tell building management if the window faces a common area.

Knowing the cause decides whether a like-for-like pane is enough or whether something else needs fixing at the same time.

Replace the glass, or the whole window?

Most broken panes only need new glass. The frame, beads and gaskets stay, the broken glass is removed, the rebate is cleaned, and a new pane is set in with new glazing gaskets or sealant. The whole window only needs replacing when the frame itself has failed: corroded aluminium, a twisted sash, rotten timber, or a design you wanted to change anyway.

  • Sliding and casement windows: usually glass only, if the sash runs and closes properly.
  • Louvre (nako) windows: a single broken blade can be replaced, but many owners take the chance to change the whole nako; see our nako window replacement guide.
  • Sealed double-glazed units: the whole sealed unit is replaced, not one pane of it.
  • Old timber windows: check the frame for rot before ordering glass to fit it.

Choosing the replacement glass

Any pane a person can walk into, fall against or reach through, low-level glazing, a full-height panel, anything beside a stair or in a bathroom, is a case for safety glass rather than repeating the ordinary float that broke. That is a safety decision first and a cost decision second.

Thickness, size and lead time

Match the thickness the frame was designed for, because the glazing bead and gasket only grip a certain thickness. Residential sliding windows commonly use 5 mm float; doors and large panels need thicker tempered glass. The glazier reads the existing glass and the frame before ordering.

  • Ordinary float can be cut to size from stock, so it is usually the quickest to replace.
  • Tempered glass cannot be cut after it is toughened. It is cut, drilled and notched first, then toughened, so it has to be measured exactly and ordered, which takes longer.
  • Laminated and frosted panes may also be ordered in.
  • Board up the opening properly while you wait for tempered or laminated glass; it is safer than leaving a cracked pane in.

How the replacement is done

  1. Measure the opening and note the glass type and thickness.
  2. Remove the beads or gaskets and lift out the remaining broken glass.
  3. Clean the rebate of old sealant, glass chips and dirt.
  4. Fit new glazing gaskets or setting blocks so the glass does not touch the metal.
  5. Set the new pane, refit the beads and seal where the window design needs it.
  6. Check the sash opens, closes and locks, and that rain will drain out, not in.

Condos, landlords and insurance

  • Condo facade windows: replacement glass usually has to match the building's tint and type. Check with management before ordering, and book access for any work from outside.
  • Renting: who pays depends on the tenancy agreement and how it broke; tell the landlord in writing before arranging a repair.
  • Household insurance: some policies cover accidental glass breakage. Check the policy wording and the claim steps before work starts.
