Can You Paint Over Tiles?
Kitchen & Bathroom Tile Paint vs the Alternatives (2026)

Tired of dated tiles but not ready to hack them out? When painting them works, when it fails, and what to do instead.

📍 We serve KL, Selangor & Putrajaya.

Old kitchen wall tiles half painted grey with the grout lines still visible

Yes, glazed wall tiles in dry or splash areas can be painted, if they are degreased, repaired, lightly abraded, coated with a bonding primer made for glazed surfaces and finished with a hard-wearing two-pack paint. Paint is a poor choice for floors, shower walls and the wall behind the hob, where water, heat and feet wear it off quickly; there, regrouting, tiling over the old tiles or an epoxy floor last longer. On ClickBina's guides regrouting a standard bathroom is RM300 – RM800 and floor tiling over the existing substrate RM12 – RM30 per sq ft (indicative 2026, Klang Valley).

Why people want to paint tiles

Old kitchens and bathrooms in Malaysian terraces and flats are often covered in tiles that are dated but still firmly stuck: cream squares, floral borders, dark green or pink walls. Hacking them out means noise, dust, debris, new waterproofing in wet areas and a bill that grows quickly. Painting looks like the shortcut: one weekend, no hacking, a new colour.

It can work, but only on the right surface and with the right system. Ordinary wall emulsion brushed on a shiny tile will peel within weeks, because it has nothing to grip.

Where tile paint works, and where it does not

AreaPaint suitable?Why
Dry walls (laundry, store, toilet walls outside the shower)Yes, with the right systemLittle water and wear
Kitchen backsplash away from the hob and sinkOften, with careSplashes and wiping, but no constant water
Wall behind the hobNoHeat and grease break the coating down
Shower walls and inside a bathtub areaNoConstant water gets under the paint at any chip
Floors, wet or dryNoFoot traffic wears it through; use an epoxy floor or tile over instead
Outdoor tilesNoSun and rain lift the coating

Check the tiles before you paint

  • Tap every tile: a hollow sound means it is loose; paint will not hold it on. Re-fix loose tiles first.
  • Look for water: dark grout, white powder at the joints or paint bubbling above the tiles point to a leak or damp behind.
  • Check the grout: crumbling grout should be raked out and replaced before painting.
  • Note the finish: high-gloss glazed tiles need more abrasion and a dedicated bonding primer.

ClickBina's guide to loose wall tiles explains the tap test and why a hollow tile is a warning, not a cosmetic issue.

How tiles are painted properly

  1. Degrease thoroughly. Kitchen tiles carry a film of cooking grease that no primer will stick to.
  2. Repair loose tiles and failed grout, and fill chips.
  3. Abrade the glaze lightly so the primer has a key, then clean off the dust.
  4. Apply a bonding primer made for glazed tiles and other shiny surfaces.
  5. Finish with a hard-wearing topcoat, typically a two-pack epoxy or polyurethane tile paint, in thin even coats.
  6. Leave it to cure fully before wiping, splashing or fixing anything back to the wall.

Each layer must be compatible with the next, so use one maker's system and follow its instructions rather than mixing products from different shelves.

What happens to the grout lines

Paint covers the grout as well as the tiles, so the grid of joints stays visible as shallow lines in one colour. Some owners like this; others expect a smooth wall and are disappointed. Painted grout also cannot be cleaned or replaced later without stripping the paint around it. If the grout is the part that looks worst, regrouting alone may be enough, as ClickBina's grout types guide explains.

How long painted tiles last

A well-prepared painted wall in a dry area can look good for years; the weak points are corners, edges, around switches and anywhere that gets knocked or scrubbed. Once chipped, the paint lets water and grease behind it, and the damage spreads. Touch-ups rarely match exactly. Think of tile paint as a refresh for a wall you will renovate properly later, not a permanent finish.

It is also hard to undo. Tiling over a painted wall later needs the paint removed or a suitable primer, so painting closes off some cheaper options.

In a rental unit, check with the owner first. Painted tiles are hard to return to their original state, and a tenancy agreement that asks for the unit to be handed back as it was may treat painted tiles as damage. Landlords refreshing a unit between tenants often choose regrouting and a deep clean instead, because the result is easy to maintain and nothing has to be undone later.

The alternatives to painting

  • Regrouting: often the biggest visual improvement for the least money when the tiles are fine but the grout is stained.
  • Tiling over the old tiles: new tiles on adhesive over sound old ones; see ClickBina's tiling over tiles guide.
  • Wall panels over tiles: on dry walls only; the shower zone stays tiled.
  • Epoxy flake or anti-slip epoxy floors: for floors, where paint fails.
  • Selective hacking: replacing only the worst wall, for example the backsplash.

What the alternatives cost

No standard price for tile painting is published on ClickBina's guides; it is quoted after seeing the area and the condition of the tiles. These figures for the alternatives are published (indicative 2026, Klang Valley):

ClickBina's bathroom makeover without hacking guide compares these options for a whole bathroom, including fixtures and the shower screen.

A quick way to decide

  1. Are the tiles sound and the wall dry? If not, fix that first, whatever finish you choose.
  2. Is it a floor, shower wall or behind the hob? Then do not paint; look at the alternatives.
  3. Is the grout the main problem? Try regrouting first.
  4. Is this a stop-gap before a full renovation? Painting a dry wall is reasonable.
  5. Do you want it to last? Tiling over or panels are the longer-term answers.

Common Questions

Can you paint over bathroom tiles?
Wall tiles outside the shower can be painted with a bonding primer and a two-pack tile paint. Shower walls and floors should not be painted; water and wear lift the coating.
Can I use normal wall paint on tiles?
No. Ordinary emulsion has nothing to grip on a glazed tile and peels quickly. Use a bonding primer and a tile paint system.
Can you paint kitchen backsplash tiles?
Often yes, away from the hob and sink, after thorough degreasing. The wall behind the hob is too hot and greasy.
Can floor tiles be painted?
Not with lasting results. Foot traffic wears paint through; an epoxy floor or tiling over the old tiles lasts longer.
Will the grout lines show after painting?
Yes, as shallow lines in the same colour. If the grout is the main problem, regrouting alone may be enough.
How long does painted tile last?
In a dry area, a well-prepared job can last years, but chips at edges and corners spread. Treat it as a refresh, not a permanent finish.
What does regrouting a bathroom cost?
On ClickBina's guides regrouting a standard bathroom is RM300–RM800 (indicative 2026, Klang Valley).
