The verge is the sloping edge of a tiled roof where it ends at a gable wall. On a traditional “wet” verge the edge tiles are bedded in mortar, and that mortar cracks and falls away over time, leaving tiles loose in strong wind and letting rain into the edge; a “dry” verge uses clip-on caps fixed to the battens instead. Repair means re-bedding the edge in fresh mortar or changing to a dry verge system, and checking the battens and bargeboard behind it. What the roof verge is

A gable is the triangular part of a wall between the two slopes of a pitched roof. Where the tiles run out over that wall, the sloping roof edge is called the verge. It is different from the ridge along the top and the eaves along the bottom, where the gutter hangs.

The verge has to stop rain blowing in under the last row of tiles, hold those edge tiles down against wind, and protect the battens and underlay at the edge. On many houses a timber or fibre cement bargeboard runs along the gable under the verge, giving the edge strength and covering the ends of the roof timbers.

Most older Malaysian tiled roofs have a mortar edge. Roofing makers in the UK, where dry verge systems are common, describe the traditional wet verge as less durable because the mortar can crack or dislodge in bad weather. Either system can work; what matters is that the edge is fixed properly and kept sound.

Why verge mortar cracks and tiles come loose

The verge sees the same movement, plus wind blowing straight at the gable.

Signs the verge needs repair

  • Cracked, crumbling or missing mortar along the sloping edge.
  • Edge tiles that look lifted, out of line or are missing after a storm.
  • Mortar pieces on the ground or in the gutter below the gable.
  • A damp patch inside, high on the gable wall or at the ceiling corner next to it.
  • A soft, stained or peeling bargeboard under the edge.

Checking the verge safely

Look from the ground or a neighbour's window with binoculars or a phone zoom before anyone climbs up. Edge tiles are the most exposed on the roof and walking near them breaks tiles and risks a fall. From inside the roof space, a torch along the gable wall shows daylight, wet timber or stains at the edge.

For a dry verge, the old mortar is removed so the system can be fixed to the battens, and the batten condition is checked first because screws cannot hold in rotten timber. Whatever the method, ask whether the edge tiles will be mechanically fixed, not held by mortar alone.

The bargeboard behind the verge

Verge work often uncovers a problem with the board along the gable. Water getting in at a cracked verge soaks the timber, and a rotten board cannot hold fixings.
