Conveyancing legal fees in Malaysia are regulated: lawyers charge on the Solicitors’ Remuneration Order scale, so the cost is largely predictable. Per our conveyancing guide, the scale is 1.25% on the first RM500,000 (minimum RM500), 1% on RM500,001 to RM7,500,000, and negotiable (not exceeding 1%) above RM7,500,000. The calculator applies that scale to the property price for the SPA and transfer and, separately, to the loan amount for the loan agreement — because the scale is applied twice when you borrow. Cash buyers pay only the first set.
Service Tax is added on top: the guide’s worked example applies SST (8%) to the combined fees. Disbursements — land and bankruptcy searches, land office registration, the LHDN stamp assessment, printing and courier — are out-of-pocket costs that typically add RM500 to RM2,000 depending on transaction complexity, so they are shown as a range rather than a single figure. You can check the calculator against the guide’s own worked example: a RM600,000 property with a RM540,000 loan gives an SPA legal fee of RM7,250 and a loan legal fee of RM6,650; SST at 8% on RM13,900 is about RM1,112, for roughly RM15,012 before disbursements. The scale shown is the Solicitors’ Remuneration Order 2023 version — developers sometimes absorb the SPA fee on new projects, and first-home incentives change with each Budget, so confirm the final bill with your lawyer.
