Office reinstatement is priced per square foot, by how much has to come out, so the calculator multiplies your office area by the range for the scope. A light make-good — mostly repainting, minor patching and a clean — is RM3–RM6 per sq ft. A standard reinstatement that strips partitions, ceiling and carpet, caps the M&E and repaints is RM6–RM12. A heavy strip-out back to bare shell, with extensive partitions, feature works and heavy M&E, is RM12–RM20+.
Which scope applies is set by your tenancy agreement and the landlord’s hand-back schedule, not by what looks reasonable on the day. Read the reinstatement clause, ask the landlord for the hand-back standard in writing and agree a joint inspection date. On a small office the total is modest; on a large, heavily built-out floor the heavy scope can be a big number, so plan it before the notice period starts.
