Choose the property type and stage first. Landed homes add an external and roof section; the number of bathrooms and bedrooms sets how many room cards appear. Work through the rooms in order, then the whole-unit sections: windows and doors, electrical, plumbing, walls and floors.
Tick an item only when you find a defect, and pick a severity: urgent for anything active or unsafe, such as a leak or a dead RCCB; report / fix for defects the developer, seller or contractor should put right; cosmetic for finish issues. Add a short note with the location — “left of the window, floor level” — and take a photo on your phone.
The tests in the list come from our guides: the pour, flow and meter tests from checking for water damage at handover, the tap test from popped and hollow tiles, and the RCCB test button from electrical safety inspection.
